Learn More About Heritage- Austin’s newest 55+ Community By Taylor Morrison

Did you know? The first 55+ community in Austin from Taylor Morrison will debut this winter with the opening of Heritage at Vizcaya, the homebuilder’s new master-planned community in Round Rock.

The community will open for sales beginning in January 2015.

There is an information night this Thursday, November 20th at 4PM. This will be a GREAT event for Austin Realtors to learn more! The event is open to the public too!

Mary Lynne Gibbs tells us why autumn is a great time to sell your home

Today she shares some great insights on how selling in the holiday months can be a huge advantage!

Who says autumn isn’t a great time to sell a home? Certainly, not I.

Spring and summer may seem the most logical times to sell real estate due to the weather, school schedule and travel ease, but those seasons are far from being the only and best time to sell real estate…especially in our fabulous Austin market!

Having successfully worked in the real estate industry since 2002 – several years as a top-selling agent and seven years as the Keller Williams Lake Travis Market Center Team Leader –I’ve seen time after time that the fall and holiday months are many agents’ most profitable!

As I have jumped back into selling real estate, I appreciate my long-standing relationships in the Lakeway and Bee Cave communities and my extensive experience in the real estate industry that give me insight to why this season is a perfect time sell properties.

The top three reasons I have found that makes autumn a spectacular time to sell are (1) more motivation behind the reason to sell, (2) less competition in the market because of significantly fewer listings usually at this time of year, and (3) the need and benefits of tax deductions before year end.

It is important to note that a competitively priced home will always peak a buyer’s interest in any season and in any market! If buyers see value…a home will sell.

For example, my listing at 111 Bisset Court in the Bluffs at Rough Hollow built by Wes Peoples did not sell during the summer months, but is currently set to close on or before December 10, 2014.

It is a perfect illustration of how effective the autumn season can be in the sellers’ favor when they have an agent that takes professional photos, has a great marketing system and they implement staging ideas.

This luxurious home in the Bluffs at Rough Hollow was built on spec and has caught the eye of some lucky buyers who will enjoy this custom designed home that blends into the Texas Hill Country. 111 Bisset Court offers state-of-the-art amenities, allows for resort-like living and provides residents exclusive amenities.

Although I did not procure the buyer for this property, I am thrilled that these buyers will get to enjoy such an extraordinary neighborhood with Yacht Club & Marina, an outdoor amphitheater, a restaurant, a water center with lazy river, an adult pool with swim-up bar, a fitness center with two gyms and much, much more!

Meet Dori Conway- New Home Sales Consultant for Grand Haven Homes!

Last week we toured new homes in Rough Hollow with a group of fabulous Austin Realtors. One of the highlights of the tour was getting to meet Dori Conway, onsite New Home Sales Consultant for Grand Haven Homes. Dori greeted us at her stunning model home with a huge smile and a wealth of information about Grand Haven Homes and the Rough Hollow Community of West Rim. Her enthusiasm for what she does truly shines through! She loves helping people find the perfect new home and meeting Austin Realtors.

1. Where are you from originally and what brought you to Austin?

Originally from Minnesota – grew up in northern Minnesota – Grand Rapids, MN and moved to the Mpls/St. Paul area in High School. My children (2 boys) are grown and moved away so I decided to move to Austin to be close to my Mother and Sister.

2. What is the best thing about working with Grand Haven Homes?

Grand Haven Homes is a first class organization and builds one of the best, quality homes in the Austin area.

3. Who inspires you most?

My sister, Amy. She is a very successful business owner, wife and mother of 2 beautiful girls. She is a hard-working, caring person that always finds time to give of herself selflessly to her family, friends, church and community.

4. What is your favorite lunch spot in Lakeway?

The Grille at Rough Hollow – amazing food, comfortable ambiance and great views of Lake Travis.

5. What is your favorite Grand Haven floor plan in your community and why?

We have so many great floor plans to choose from but I really like the model floor plan (7810). This plan has a large open kitchen, dining room and living room – great for entertaining. It also includes a private casita for guest and the second floor includes a media room and bonus room.

New Home Communities Zoned to Lake Travis Independent School District

First Day at West Cypress Elementary

First Day of School at the brand new Lake Travis ISD Campus: West Cypress Hills Elementary! An excited Kindergartener and 2nd grader are greeted with huge smiles from the Lake Travis Cavalettes. This is just one example of how Lake Travis ISD works to build community among all campuses.

It is one of the main reason that the Lake Travis Real Estate market has been growing and expanding each year: Lake Travis Independent School district is one of the most coveted school districts in the Austin area. In fact, the latest news (as of September 2014) is that ALL Lake Travis ISD campuses exceeded state accountability standards! Every single campus significantly surpassed the minimum target scores in all categories. Not only have these campuses achieved academic success but they have one of the most well know athletic programs in the state of Texas. Lake Travis ISD also has a very active and supportive school board that consistently strives to continue the tradition of excellence.

The Lake Travis Independent School district is comprised of 9 campuses.There are 6 elementary schools, 2 middle schools, and 1 high school.

Rocky Creek- Bee Cave

Since I just posted an article about the growth in Bee Cave and Lakeway, I thought I would highlight some of the newer communities in the area- starting today with Rocky Creek. If you have never been on a drive out hwy 71, towards Hamilton Pool Road, get in your car and go today! It is peaceful and the landscape is stunning. It makes for a great lazy Sunday drive. Rocky Creek is located in this gorgeous hill country setting- it’s on Hamilton Pool Rd just past Crumley Ranch Road.

For those of us who have lived in Austin for awhile, Rocky Creek certainly seems “far out there” but really with all the new development in Lakeway,  it is not far at all. The Hill Country Galleria is only about six minutes away. And, all you really need is a great mall, right? But seriously, there are grocery stores, great restaurants,  Bee Cave Central Park, and  Lakeway Regional Medical Center will be open in April which is located only about ten minutes from Rocky Creek.

Another appealing aspect of Rocky Creek is that the students will go to the Lake Travis School District. Bee Cave Elementary-Lake Travis Middle School- Lake Travis High School. All fabulous, highly rated schools!

There are huge surrounding easements on both sides of Rocky Creek that have been dedicated to Nature Conservancy of Texas, meaning there are lots of open green spaces…although talk to the builders for more about the facts about that. What I do know for sure is that there are many nature trails in and around the community. I’ve never been hiking on them but judging from the breath-taking surrounding scenery, I bet they are incredible. The community also has a pool and kids play area.

There are plans to build about 400 homes. Highland Homes and Drees are the builders. The prices range from the high $300s to the high $500s.
