What’s New Austin?

In early 2012, this blog was started as a hobby to write about new communities in the Austin area.

My sentimental side is sad to see it go, but I am excited to launch a new site and to serve home builders and real estate professionals in this great city!

Please join us at www.whatsnewaustin.com (This is a sneak peek.)

This site will be closed down in the next couple weeks.

Thank you to everyone for all their support!!

Partners in Building Provides Incentive for Local Doctors

By Dan Gigliotti

When buying a luxury home, it’s easy to get caught up in details such as acreage, square footage, location and cost. While these are all pivotal factors, there is one company that views home building from a slightly different perspective: thought per square inch.

Partners in Building is a Texas-based custom-home building company that has ascended to the forefront of the luxury home market in Austin. Founded in 1986 in Houston, the group prides itself on its creativity and thoughtfulness when it comes to customizing a high-end home to the customer’s needs.

Just like a doctor who pours over every detail before making his diagnosis or performing a procedure, Partners in Building is privy to each and every fixture, foyer and finishing touch to a floorplan design. Though it isn’t as dire as life or death, it does make all the difference when your goal is to serve happy home buyers in search of the good life. For the month of May, Partners in Building is offering a cash incentive to help doctors operate freely inside their new luxury homes.

For a limited time, Partners in Building is adding $20,000 to their community specific Design Center incentives for local doctors who purchase a Partners in Building home. This additional money can go towards upgraded flooring or fixtures or anything else their Design Center offers. With Partners in Building, buyers can build on your own land or choose from a homesite in one of their luxury communities in the Austin area, all conveniently located near medical facilities. This offer ends May 31, 2015. See their website for more details or contact your Partners in Building Sales Counselor today.

The Benefits of Master-Planned Communities in Austin and Surrounding Areas

You may be wondering exactly what the term “master-planned communities” means. Put simply, it is a type of large scale residential plan that includes various amenities like parks, pools and lakes, biking and jogging paths and even golf courses. Think of these neighborhoods as a kind of resort, but without the exorbitant costs and uniformity.

The popularity of these master-planned communities is steadily growing in Austin. If you are thinking about relocating to this vibrant city, you may want to consider one of these attractive residential areas. Here are several benefits of deciding to live in one.

Endless Variety

Master-planned communities are strategically planned well before their actual construction begins. Contractors will consider the needs and wants of Austin residents before starting to build in order to design the ultimate mix of homes, businesses and green spaces.

Once work begins, there are often a dozen or more homebuilders that contribute to the construction of the housing. This allows for more variety among the look and feel of the neighborhood so that not every home has the same cookie-cutter design. Ultimately, each master-planned community is unique.

Strong Sense of Community

Austin residents who decide to live in these planned spaces are often drawn to the heightened sense of a community. Couples and families enjoy well-lit streets, wide sidewalks, conveniently located gathering spots and front porches, which allows for neighbors to meet and get to know each other effortlessly. People who choose to live in these areas are looking to be a part of tight-knit community, making the transition that much easier.

Amenities, Amenities, Amenities

Although it’s difficult to say the word three times, it’s not difficult living in an area that has abundant amenities to choose from. In a typical master-planned community, residents have access to resort-style pools, fitness centers and club houses. Some even include on-site schools, making these spaces perfect for those with growing families.

Having plenty of amenities to choose from means that residents always have something to do. Master-planned communities encourage an active lifestyle, whether that means taking a walk along a well-kept trail, biking on the wide neighborhood paths or going for a dip in the pool.

Green Spaces

Natural surroundings are an integral part of any master-planned community. Green spaces like parks, sports fields and walking and biking trails are part of what makes these areas so wonderful to live in. With Austin’s beautiful warm weather and seasons, having accessible options for outdoor recreation is a must.

These green spaces are carefully preserved by the developers of the land. They make it a priority to keep residents encouraged to go outside and enjoy the stunning natural setting.

If you are thinking about relocating to the Austin area but are overwhelmed by the amount of housing options to choose from, consider moving to a master-planned community. The community-based lifestyle, limited traffic, accessibility to local retailers, endless activities and other unique features will make your transition to Austin that much smoother.

Builder Boost works with many of the best developers and builders in Austin, Texas. If you’d like help locating the right master-planned community for you or for your clients, just let us know. Tips for Staying Organized When Looking for a New Home

If you are relocating to Austin, TX, we welcome you! Despite the fact that relocating to this lively city should make you feel excitement and glee, the stress of moving and finding the right home may overshadow the more joyous aspects of your move.

Perhaps you’re already familiar with the challenges of house-hunting. But even the most organized individuals can have trouble keeping track of all the new houses, rentals and communities to choose from. If you’re starting to see mountains of brochures pile up on your car floor, or if you’re feeling overwhelmed by the whole prospect of looking for a new home, here are several helpful tips to keep you organized.

Narrow Down Your Choices

At the start of your search for a home in Austin, you may have created a list of newly developed communities to visit. That list may have started off with only a few key options, but now it’s likely starting to look endless and daunting. It’s probably time to start narrowing down your choices.

There are several things to consider before taking a potential new home off your list. Think about whether it fits within your established budget, whether the community is close to work and important amenities or whether construction is just starting or almost finished. Depending on your timeline, you may not be able to wait for the completion of a desirable new community. You may have to narrow your choices to homes and neighborhoods that are closer to being finished.

Take Lots Pictures

When you arrive at the site of a new home community in Austin, it’s important to take lots and lots of photos. Trying to work from memory is difficult, especially if you’re looking at notes several days later. Take pictures of the model home, of the surrounding areas and even of the model home’s sign so you remember exact details about location. Having photos will help keep you organized as you prepare to choose between several potential new homes.

Make Electronic Lists

You may make detailed lists while you’re at the construction site, but all of those notes will be pointless if you don’t keep track of them. One simple way to organize your lists is to make an electronic spreadsheet. Certain mobile applications mean you can write notes directly on your phone while you’re visiting a new home. Other tools allow you to organize all of your lists in one place, with easy accessibility. You’ll be thankful you don’t have to drown in little scraps of paper anymore.

Use a Real Estate Agent

A great real estate agent can relieve a lot of the stress associated with finding the perfect new home community in Austin. He or she will help keep you organized, focused and calm. Be clear about exactly what you are looking for and why you are relocating to Austin. With all of the necessary information in their hands, they will take the lead on helping organize your search.

Remember, if you go on a visit without your realtor, let the builders know that you are working with one so that they can register your agent to the new community.

With all of Austin’s new neighborhoods and houses to choose from, you’ll be sure to find a home that is perfect for you. Staying organized will make your transition to this wonderful city a breeze.

The Canyons at Lake Travis by Partners in Building

Builder Boost loves collaborating with top Realtors in the Austin area! We have recently gotten to know Jami O’Brien, REALTOR at Berkshire Hathaway. She is a regular attendee at our New Home Tours and we always enjoy her detailed feedback and knowledge on the real estate market in Austin. We recently asked if she would like to visit Partners in Building in The Canyons at Lake Travis  to highlight the community and share her experience with our blog readers. She happily accepted and once again her feedback reflects her eye for home design and functionality. Thanks Jami!

The Canyons Entry

The Canyons at Lake Travis by Partners in Building

I recently had the pleasure to tour the model home and two spec homes at The Canyons at Lake Travis.

I was completely in awe with the details in the model home. This plan boasts 4,910 square feet and has four bedrooms, four and a half baths as well as an office, game room and media room. The floor plan is very open and flows seamlessly from room to room. The living room is flooded with natural light from the two-story windows and is open to the kitchen and breakfast area. Just beyond the breakfast area is an amazing game room complete with wet bar and seating area. The 16’3 x 14’ media room is tucked adjacent to the game room. A large covered patio covers the back of the home and includes a modern glass fireplace and an outdoor kitchen. The views are spectacular! The upstairs has two beds and two baths with a convenient built-in computer niche. This home is truly an entertainers dream!

Directly across the street from the model, atop of the hill sits a nearly complete three story 5,082 square foot, 4 bedroom 3.5 bath home. This is the perfect home for multi-generational living and has an elevator.

The third home is newly completed and sits on a flat, heavily treed lot. I fell in love with this one story! The architecture has a more modern feel and has two side-entry garages flanking either side of the home. Beautiful stone and wood accents greet you as you enter to a very open and spacious floor plan. This home is 4,252 square feet and has four bedrooms and 3.5 baths. A favorite feature of mine was the rustic barn doors that separate the game room and media room. The back yard is flat and wooded to provide privacy. There is a large covered patio with outdoor kitchen. Overall, I was very impressed with Partners in Building and their creative use of space for wine storage, computer nooks and storage. These extra details ensure that there is no wasted space.
